Tilia Homes and Homes England move forward with major brownfield regeneration project in Northampton
Tilia Homes, part of the untypical homebuilding group, has secured a 30-acre brownfield site off Ransome Road in Northampton in partnership with Homes England.
Earlier this year, West Northamptonshire Council granted full planning approval for 217 new homes to be built on the former landfill site, which was once home to the derelict Northampton–Peterborough railway.
The land has undergone extensive remediation and infrastructure preparation, with further remediation being undertaken by Tilia Homes.
The scheme will deliver a mix of two, three and four-bedroom detached houses, along with 24 affordable apartments. Plans also include enhanced pedestrian links, new play areas and major public realm improvements.

“This site has stood unused for many years, and we’re proud to be giving it a new purpose. The development will provide a well-considered mix of homes and public spaces, designed to meet local needs and support the wider growth of Northampton.
"It also reflects our continued focus on tackling complex brownfield sites and investing in places where we can make a lasting, positive impact.”
Nearly half of the site will be transformed into open space, reflecting untypical’s vision to create places that are not only viable but also promote community wellbeing and biodiversity - creating places that people truly want, need, and are proud to call their own.

Construction is expected to begin in autumn 2025, with a show home planned for summer 2026.
