Land and Planning Trainee
Qualifications: Currently studying for an MBA in Real Estate and Construction at UCEM (2-year course).
Bilal is a Land & Planning apprentice at Tilia Homes, where he researches sites, supports planning from pre-app to determination, and contributes to viability reports within a supportive, people-first team. He’s balancing work and university study while aiming to become a Land Buyer and complete an MBA.

What first attracted you to untypical / TH / HH?
How would you describe untypical as an employer?
Supportive, dynamic, and people focused. It’s a place where new ideas are valued and where both personal and professional development are genuinely encouraged.
Name 3 things you do as part of your apprenticeship
- Assist with land acquisition through site research, appraisals, and due diligence
- Support the planning process from pre-application stages through to determination
- Take part in internal meetings and contribute to reports that assess site viability
What is the best part of your apprenticeship / about working for untypical?
Gaining exposure to the entire land and planning cycle, while learning directly from experienced colleagues. It’s a great environment for growth and has helped me develop into a well-rounded future Land Buyer.
To progress into a Land Buyer role, complete my MBA, and continue building my expertise in housebuilding as I grow professionally within the industry.
What has been the most challenging aspect of your apprenticeship / role to date?
Balancing the demands of learning the complex planning system, ensuring we identify the right sites for the business, and managing university responsibilities has been challenging, but also extremely rewarding.
Monday to Friday, 9am–5pm, with Wednesdays dedicated to university study.
