We have an opportunity for a Maintenance Operative to join a our team working at our Northern Region on a fixed term contract up to 31st December 2026.  This post will cover our North Yorkshire and Teeside developments. Duties include; To carry out general maintenance and repairs to new build properties including associated carpentry, preparation, making good, and other types of internal and external works as instructed by the Customer Services Manager To maintain appropriate and accurate records of time, duration and scope of works undertaken, together with materials and plant utilised on each project To ensure that all works are undertaken in a safe manner, in accordance with good practice and current legislation; Requesting necessary materials and plan as required to ensure effective completion of the works, minimising waste and surplus materials wherever possible To liaise with customers, ensuring they are kept informed on the nature and duration of works to be undertaken, making appointments where necessary and ensuring these are kept To carry out works in a courteous and professional manner, ensuring that the reputation and standing of the association is positively promoted in all dealings To provide a customer focused service at all times To communicate effectively and work productively with all other staff To undertake other related tasks that are reasonably requested by the Customer Services Manager Observe and comply with the company policies and procedures for Health and Safety

We have an opportunity for a Telescopic Forklift Driver to join our team working from our Western region and based at our site in Exeter.   Aim of the post To manage and control the delivery of materials on a residential development construction site and the distribution of materials in accordance with the build programme. Working with the Site teams to meet delivery targets.   Duties include:   Regularly communicate with the Site Manager to keep up to date with any changes to the construction programme Advise Site Manager of any shortages of blocks, bricks and level of silo mix to prevent construction delays Ensure all deliveries are checked for quality and correct quantities when delivered, and record any defective or short deliveries in conjunction with the Site Manager and Materials Controller where applicable Store and label materials correctly in the storage areas supplied Ensure any waste materials are loaded into the correct site skips so waste control can be managed Ensure the forklift is inspected daily for maintenance purposes, and weekly inspections are recorded in the Plant Register Ensure the forklift is clean and roadworthy at all times, and carry out routine maintenance Ensure plant attachments are inspected on a weekly basis and recorded in the Plant Register Ensure safe working practices are adhered to at all times and report any issues directly to the Site Manager Ensure materials are loaded out on platforms to allow for the loading bay gates to be closed at all times

Overseeing and managing Project Planning Teams Delivering profitable development opportunities to meet targets and programmes as directed by the Company Co-ordinate and manage external consultants as appropriate Consider all planning issues in connection with the land e.g. archaeological, ecological, highways, services, TIA’s, EIA’s, BNG, etc Investigate and consider all planning matters and quantify any risks Where appropriate instruct and liaise with solicitors to achieve satisfactory planning documentation e.g.S106’s etc Co-ordinate and manage any public exhibitions/presentations in connection with planning applications Attend meetings with Parish Councils and other bodies as appropriate. We have an exciting opportunity for a Site Manager to join a friendly team working from our Western region and based at our site in Bovey Tracey (TQ13 9JX) on a Permanent Basis. The site is due to open in May 2026. Acquired with full planning consent, the site will deliver 66 new homes through untypical’s Tilia Homes brand. The development will include three custom-build plots and 20 affordable homes, supporting a mix of housing needs within the local community.  The Bovey Tracey scheme will feature a range of one- to five-bedroom homes, built using timber-frame construction and designed with sustainability at the forefront. Homes will be equipped with air source heat pumps and electric vehicle charging points, while biodiversity enhancements will include bird and bat boxes and hedgehog highways to protect and enhance local wildlife.  Duties will include: Ensuring compliance on site at all times to the company Health and Safety standards and processes, NHBC standards, building regulations, and overall quality standards; Co-ordinating labour and resources on site to deliver the build programme on larger developments, and to proactively schedule in trades to ensure optimum delivery; Undertaking company directed quality control procedures and inspections at the correct timings and rectifying any defects so as not to incur additional cost, time delays, or reduction in the final quality; Monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate; Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s; Carrying out toolbox talks or similar on-site briefings to influence, gain commitment, and to drive best practice; To display a proactive approach to mitigating risk, build sequencing, and overall quality on site; Liaising proactively with other internal departments, externals suppliers and partners to ensure the build programme is achieved; Working with Sales through regular build/ sales meetings to ensure smooth and controlled delivery of homes for customers; To deliver a high standard of site presentation at all times; Carrying out New Home Demos with the Sales Advisor and customer(s) to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion; With the support of the Contracts Manager, ensure the on-site construction team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these in terms of communication, training and development, and the organisation of the site’s workload and resources; Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, and professionalism.

Internally, we call this post Development Manager.  Aim of the role To manage and co-ordinate all aspects of the development process concerning architectural and engineering activities and technical solutions/efficiencies for the business in respect of land purchase (upon confirmation of offer accepted by the Land Department), planning and pre-start preparations and build development prior to handover to build management. Dealing with technical and design issues that arise on site at all times working closely with all other functional teams within the business. Responsibilities and Duties Demonstrate safety objectives/culture through personal actions and communicate H&S best practice throughout the company to maintain a safe working environment. Be cognisant of required site start dates in line with the current Business Plan and manage projects accordingly. Take ownership of pre-development of a project upon confirmation offer accepted by the Land Department and upon department handover meeting with the Engineer, as well as managing technical elements of the planning process. Demonstrate a strong commercial commitment to maximising profit by value engineering designs working closely with the Engineer and wider team. Identify and manage risk within projects, ensure the risk register is regularly updated for review and that consultants incorporate risk assessment and CDM procedures in their designs. Liaise with consultants, suppliers and manufacturers to ensure preparation of technical support information. Appoint, brief, challenge, assist and manage consulting engineers and other external consultants and agencies in the delivery of cost-effective design solutions. Procurement, management and co-ordination of utilities, including new supplies and diversions. Responsible for the delivery of key information, reports, assessments/status updates, activity analysis and recommendations in relation to the delivery of efficient technical solutions and all regional technical matters to ensure land purchase, planning, pre-start preparations and build activity and commercial value is optimised. Actively manage external consultants to ensure that all development technical information is received, co-ordinated, checked for purpose and efficiency and distributed on time and within budget, liaising closely with Group support teams. Coordinate the communication and distribution of design drawings and specifications to the wider business as a matter of priority using the relevant document management procedures as well as maintaining the technical folder. Prepare and maintain project delivery, implementing ‘stop gate’ milestones and control programmes and maintain tracking documents for the monitoring of progress and for use in providing status reports to the Technical Director and business Senior Management Team. Help prepare and maintain detailed individual project tracking schedules and regularly update & report to the relevant manager on progress against agreed development design delivery programs that meet the Company's project delivery requirements leading up to and including pre-tender handover to the Commercial Department• Coordinate the preparation of the Pretender Health and Safety Plan and Temporary Works design. Ensure that all drawings / details meet with Local Authority and NHBC requirements. Lead and chair monthly Project Team Meetings up to the point of groundworks tender pack issue, then provide handover of these meetings to the Commercial Department. Manage the technical fee budgets.
