We are looking for an adoptions manager to join our friendly team in the Northern region on a fixed term contract to the end of February 2027. Duties will include; To liaise with and advise departments on Adoption and finishing works issues, interface matters and to co-ordinate information flow To co-ordinate with the internal Technical department, Consultants, Statutory Authorities, Contractors, Bond providers and Solicitors to ensure the timely receipt of Maintenance and Adoption Certificates including the management of associated Bond reductions and cancellations to an agreed program The ability to negotiate with and manage the requirements and expectations of Local and Statutory Authority Engineers, Inspectors and Representatives for all sites The ability to recognise potential problems and solve them in a speedy, efficient and cost effective manner whilst ensuring the Company procedures are followed and adhered to Provide detailed inspection briefs and relevant site information / records to allow for the timely provision of budgets / quotations from subcontractors / suppliers for associated elements of works with support from the Commercial department in assessing costs and raising orders To keep a detailed record of payments and ensure the Adoption forecast is updated monthly in line with expenditure and site changes / requirements. Advise on overall costs to complete the development in respect of finishing works, Maintenance works through to Adoption. Work with the Finance team to produce and maintain accurate budgets / forecasts Collate information for inclusion in the Health and Safety Plan as required Co-ordinate pre-start meetings with remedial works contractors and agree site start dates in conjunction with the Construction team in accordance with an agreed programme Assist the Construction team with timely and pro-active approaches to finishing works, gain the Maintenance certification and apply for Adoption certificates, Bond reductions & cancellations to meet the program dates Provide the administrative support / back up and assistance to the Adoptions Engineer, chase requests for certification and bond reductions Attend site meetings, inspections and internal meetings / reviews as required Manage the workload of field-based Adoptions Engineer and Site Engineer Answer customer care enquiries in a positive, pro-active, polite and timely manner Providing advice, correspondence and evidence to support the company when receiving claims associated with completed works Completion of outstanding Section Agreements and Technical Approvals where necessary Assist with the timely delivery and handover of private works to Management Companies Annual review of ongoing subcontractor works, provisions and orders To manage, advise and assist the Land team with the residual land portfolio

We have an exciting opportunity for a Development Manager to join a friendly team at Tilia Homes and based at our Northern regional office in Warrington on a fixed term contract to the end of March 2027. The post will manage and co-ordinate all aspects of the development process concerning architectural and engineering activities and technical solutions/efficiencies for the business in respect of land purchase (upon confirmation of offer accepted by the Land Department), planning and pre-start preparations and build development prior to handover to build management. It deals with technical and design issues that arise on site at all times working closely with all other functional teams in the business. Duties include: Oversee and manage the delivery of current live developments Ensure compliance with planning conditions discharge Coordinate layout and plot amendments Liaise with consultants, suppliers, and manufacturers to ensure preparation of technical support information Appoint, brief, challenge, assist and manage consulting engineers and other external consultants and agencies in the delivery of cost-effective design solutions Actively manage external consultants to ensure that all development technical information is received, coordinated, checked for purpose and efficiency and distributed on time and within budget, liaising closely with Group support teams Support the construction teams ensuring the plots meet quality standards and NHBC cover requirements. Manage drainage and highways adoption processes Oversee utility services Ensure that all drawings / details meet with Local Authority and NHBC requirements Lead and chair monthly Project Team Meetings up to the point of groundworks tender pack issue, then provide handover of these meetings to the Commercial Department Manage the technical fee budgets Coordinate the communication and distribution of design drawings and specifications to the wider business Prepare and maintain project delivery, implementing ‘stop gate’ milestones and control programmes and maintain tracking documents for the monitoring of progress and for use in providing status reports to the Head of Technical and business Senior Management Team

We have an opportunity for a Quantity Surveyor to join our team at untypical Anglia (previously Hopkins Homes), based at our Bury St.Edmunds office. About the role As part of a talented Commercial department the Quantity Surveyor will support each Housing Development's commercial success. The quantity surveyor will be required to work closely with project teams to ensure all commercial risks and opportunities are managed and reported accurately. Your main responsibilities will include: Managing the project subcontract procurement process, ensuring that buying opportunities are maximised and best value is achieved through each subcontract order. Preparation of value engineering schedules to identify opportunities to provide best value to the project throughout the detailed design and procurement process, liaising with the project design and technical team, attending design team meetings to ensure value engineering options are considered and group procurement agreements/suppliers are utilised whenever possible. Oversee subcontract account management including monthly subcontractor valuations, agreeing value of subcontractor variations, administering of contra charges and preparation and agreement of final account statements Preparation and regular review of project risk and opportunity schedules, liaising with the project team to identify and record any project risks and opportunities which could have an impact on the project costs. Production of project Cost Value Reconciliation reports on a quarterly basis for each project ensuring the accurate forecasting. Production and quarterly updates of cashflow forecasts for affordable housing revenue and construction cost. Production of subcontractor accruals. Administration of subcontractor vetting including review SMAS approval, credit checks, suitable insurance cover and CIS and bank details in collaboration with accounts. Contract administration of affordable housing contracts. Ensure third party rebate information is collated for indirect spend. Carry out regular site visits reviewing subcontract valuations and affordable housing progress/valuations including presenting site progress to the employer’s agent. Support the department to achieve a prompt positive resolution of subcontract disputes. This will include preparation of letters referencing relevant contract conditions and obligations.
