Council gives green light for new ‘Loddon Rise’ development

Hopkins Homes, East Anglia’s largest housebuilder and part of the untypical group, has been granted detailed approval from South Norfolk Council for 180 new homes in the heart of Loddon, a picturesque market town located 12 miles south of Norwich.

The Hopkins Homes scheme aligns with the Greater Norwich Local Plan and features a variety of homes ranging from 1 to 4-bedrooms.  The homes will vary in style including bungalows, apartments, and houses, catering to a diverse range of home buyers.   59 affordable homes will also be provided, comprising a mixture of shared ownership and affordable rent, and a further 9 plots for self-build.

The plans detail several social and environmental benefits including a children's play area, a network of public open spaces with a ‘woodland’ walkway, cycle parking and new tree planting. The existing hedgerows surrounding the site will be enhanced and incorporated into the scheme, along with a provision for bus stop improvements and the widening of an existing cycle path.

Duncan Jackson, Regional Managing Director of untypical’s East Anglia region said: “We are delighted that South Norfolk Council has granted approval for our plans at Loddon.  This scheme offers a well-designed and attractive environment with pedestrian-friendly spaces, and green areas, promoting accessibility for the local community.”

He continued: “When we create new developments, we think beyond just ‘housebuilding’.  We focus on environmental improvements and sustainable building practices to build better for this generation, and the next.”

The design of the new homes draws inspiration from Loddon's historical architecture, aiming to blend in with the town's traditional style and character. The site, spanning approximately 18.8 acres is situated southeast of Loddon, adjacent to an existing built-up area.

Hopkins Homes & Tilia Homes unite under new company: 'untypical'

A recent survey of 5,500 people across England found that homebuyers are acutely concerned by the impact of the challenging macroeconomic environment, with interest rate changes, mortgage affordability and paying a fair price for a property stated as the top three concerns for those looking to buy a new home.

However, despite the financial headwinds affecting homebuyers, buying a home remains a deeply emotional transaction, with 83% of buyers still looking to buy a property that they are proud of.

Tilia Homes and Hopkins Homes will continue as the customer-facing brands, enabling untypical to dual brand appropriate sites and provide a range of homes from entry-level to premium properties across four regions in England: the Midlands, the West, the East and East Anglia.

Hopkins Homes has already established itself as a pioneer in this area, becoming the first UK housebuilder to offer customers a ten-year Zero Bills guarantee in partnership with Octopus Energy. Tilia Homes earlier this year secured a £125 million sustainability-linked loan with HSBC UK and Homes England, acting as a lever to acquire new sites and enable growth, while aligning its financing to its long-term sustainability targets.

untypical is pushing forward to develop house types that are fit for the future, with an ongoing pilot to explore a range of low-embodied carbon house archetypes. These house types are designed to significantly surpass current building regulations and have been submitted for planning permission in Tilia Homes’ Landimore Park development in Northampton.
