Tilia Homes breaks ground in Cringleford
Tilia Homes has started construction at Roundhouse Gate North Quarter, an extension of its current phase within the wider Roundhouse Gate development in Cringleford.
The new phase will bring a collection of thoughtfully designed three, four and five-bedroom homes to the growing community, complementing Tilia Homes’ existing homes at Roundhouse Gate.
Across its two phases, the housebuilder is contributing £2.2 million towards local infrastructure and community investment as the wider development takes shape.
Roundhouse Gate North Quarter is located in the village of Cringleford, three miles from Norwich city centre. Residents will have access to local amenities, green spaces and connections to several of the area’s major employment, education and healthcare destinations.
Norfolk and Norwich University Hospital, Norwich Research Park and the University of East Anglia are all within five miles of the development. The location is expected to be particularly convenient for people working across the area’s healthcare, research and education sectors, with the hospital only a short cycle or drive away.

Sales have now launched the first release of three, four and five-bedroom properties from £359,950, with prospective buyers able to visit the marketing suite on Sorrel Grove off Round House Way at the existing Roundhouse Gate phase.
Eligible key workers, including NHS, education and emergency-services employees, may also qualify for Tilia Homes’ Key Worker Discount. The scheme provides £500 for every £25,000 of a home’s purchase price, subject to eligibility criteria and terms and conditions.
