We have an exciting opportunity for a Site Manager to join a friendly team working from our Western region and based at our site in Nether Stowey (TA5 1DN) on a Permanent Basis.  Duties will include: Ensuring compliance on site at all times to the company Health and Safety standards and processes, NHBC standards, building regulations, and overall quality standards Co-ordinating labour and resources on site to deliver the build programme on larger developments, and to proactively schedule in trades to ensure optimum delivery Undertaking company directed quality control procedures and inspections at the correct timings and rectifying any defects so as not to incur additional cost, time delays, or reduction in the final quality Monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate; Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s Carrying out toolbox talks or similar on-site briefings to influence, gain commitment, and to drive best practice; To display a proactive approach to mitigating risk, build sequencing, and overall quality on site Liaising proactively with other internal departments, externals suppliers and partners to ensure the build programme is achieved Working with Sales through regular build/ sales meetings to ensure smooth and controlled delivery of homes for customers To deliver a high standard of site presentation at all times Carrying out New Home Demos with the Sales Advisor and customer(s) to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion With the support of the Contracts Manager, ensure the on-site construction team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these in terms of communication, training and development, and the organisation of the site’s workload and resources Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, and professionalism

The aim of the role is to provide a professional, positive and enthusiastic service to our customers. Duties will include: Being responsible for ensuring defects are attended to in a reasonable timescale Promote a culture of cost control and recovery on site through specification of works and adherence to contract charge procedures Conduct handovers (developing a demonstration role), pre-sale and 12 month close of defects inspections on shared ownership and outright sale products Specify remedial works, allocate appropriate subcontractors and supervise this up to completion Prepare and submit progress reports to the Customer Care Manager Maintain accurate audit trails and ensure documentation is filed in an organised manner Assess performance and work quality of subcontractors, and report issues to the Customer Care Manager Help continuous improvement in customer satisfaction ratings

Aim of the role  To work as an effective part of the Commercial Team, providing Support to Quantity Surveyors by managing costs, preparing estimates, monitoring budgets in order that our residential housebuilding projects are built in line with our quality and safety standards, in a timely way and cost-effectively Duties include: Assist in the preparation of cost to complete documentation in line with the commercial timetable  Supporting the subcontractor procurement process  Deal with internal or subcontractor queries or requests  Assist in the preparation of reports, monthly accruals, cost analysis, assessment of contractor valuations/ applications for payment, and cost forecasting  Work alongside the Commercial team to help achieve department deadlines  Update and accurately maintain records and databases  Entering data onto the in-house computer systems  Arranging for documentation to be scanned and uploaded onto the in-house computer system  Archiving of completed documentation  Maintain filing systems both physical and electronic  Accompany the commercial team on Site visits
