We've a fantastic new opportunity of Sales Excellence Lead. This post will play a central role in shaping the experience of every customer who chooses to explore a home with us. We want our Sales teams to feel confident, capable and supported and Managers to be equipped to coach and develop them.   Reporting to our Chief Sales and Marketing Officer, the post will require frequent travel to our sites and knowledge of, or willingness to quickly learn compliance requirements of New Home Ombudsman Legislation, Building Safety Act, New Homes Quality Code and our responsibilities as a housebuilder.   Aim of the role   This role exists to bring our Sales Development Strategy to life — ensuring our teams have the confidence, skills and behaviours to deliver a warm, personable, values‑led customer journey. We have an opportunity for a Senior Quantity Surveyor to join our team at untypical, this post is for our Central region and based at our office in Solihull. It requires travel to our housing developments. About the role As part of a talented Commercial department the Senior Quantity Surveyor will support each Housing Development's commercial success. They will be required to work closely with project teams to ensure all commercial risks and opportunities are managed and reported accurately. Your main responsibilities will include: Managing the project subcontract procurement process, ensuring that buying opportunities are maximised and best value is achieved through each subcontract order. Preparation of value engineering schedules to identify opportunities to provide best value to the project throughout the detailed design and procurement process, liaising with the project design and technical team, attending design team meetings to ensure value engineering options are considered and group procurement agreements/suppliers are utilised whenever possible. Oversee subcontract account management including monthly subcontractor valuations, agreeing value of subcontractor variations, administering of contra charges and preparation and agreement of final account statements Preparation and regular review of project risk and opportunity schedules, liaising with the project team to identify and record any project risks and opportunities which could have an impact on the project costs. Production of project Cost Value Reconciliation reports on a quarterly basis for each project ensuring the accurate forecasting. Production and quarterly updates of cashflow forecasts for affordable housing revenue and construction cost. Production of subcontractor accruals. Administration of subcontractor vetting including review SMAS approval, credit checks, suitable insurance cover and CIS and bank details in collaboration with accounts. Contract administration of affordable housing contracts. Ensure third party rebate information is collated for indirect spend. Carry out regular site visits reviewing subcontract valuations and affordable housing progress/valuations including presenting site progress to the employer’s agent. Support the department to achieve a prompt positive resolution of subcontract disputes. This will include preparation of letters referencing relevant contract conditions and obligations. 

We're have a great opportunity for a Senior Site Manager to join our team, based at The High Street, Arlesey, SG15 6SX on a permanent contract. The Senior Site Manager will lead the construction of a development, including all associated pre and post housebuilding works, ensuring that targets are met regarding Health and Safety, delivery to build programme, quality, customer care, and cost.  Responsibilities and Duties  Lead and support a Site Team, both during the pre-construction and construction phases Ensure service delivery meets financial targets and operates within the agreed budget Ensuring compliance on site to the company Health and Safety standards and processes, NHBC standards, building regulations and overall quality standards Undertaking company directed quality control procedures to rectify any defects so as not to incur additional cost, time delays, or reduction in the final quality Monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s Liaising proactively with other internal departments, externals suppliers and partners to ensure the build programme is achieved Co-ordinating labour and resources on site to deliver the build programme, and to proactively schedule in trades to optimum delivery With the support of the Contracts Manager, ensure the on-site construction team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these Carrying out toolbox talks or similar on-site briefings To deliver a high standard of site presentation at all times Carrying out New Home Demo with the Sales Advisor and customer(s) to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion Working with sales through regular meetings to ensure a smooth and controlled delivery of homes for customers Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, and professionalism

We have an opportunity for a Labourer to join our team on our Foals Meadow (OX119BS) housing development on a permanent contract.  Our labourers are key to maintaining safe and tidy building sites as well as supporting the care of materials and waste.  Duties include: Ensure compound and welfare facilities are maintained Ensure all plots under construction are kept tidy by all trades Walk round plots under construction on a daily basis to ensure there are no surplus materials discarded Ensure all waste across the site is segregated and recycled following company guidelines Inspect all on-site signage including all large sale signs, plot signs, safety signs etc., and ensure that signs are always clean and in good repair Carry out all works on site as instructed by the Site Manager, and in line with company standards and procedures Take personal responsibility for Health and Safety on site and report any instances of breaches to the site manager Ensure that all protection of fixed material is carried out by the sub-contractor who fits it, in line with company procedures Ensure that protection of fixed material is maintained to the last possible moment and notify the Site Manager of anyone permanently removing or abusing the protective materials Check show home gardens and public open spaces on a weekly basis and remove any items of rubbish which may have blown onto these areas

Working with the Site teams to meet delivery targets.   Duties include:   Regularly communicate with the Site Manager to keep up to date with any changes to the construction programme Advise Site Manager of any shortages of blocks, bricks and level of silo mix to prevent construction delays Ensure all deliveries are checked for quality and correct quantities when delivered, and record any defective or short deliveries in conjunction with the Site Manager and Materials Controller where applicable Store and label materials correctly in the storage areas supplied Ensure any waste materials are loaded into the correct site skips so waste control can be managed Ensure the forklift is inspected daily for maintenance purposes, and weekly inspections are recorded in the Plant Register Ensure the forklift is clean and roadworthy at all times, and carry out routine maintenance Ensure plant attachments are inspected on a weekly basis and recorded in the Plant Register Ensure safe working practices are adhered to at all times and report any issues directly to the Site Manager Ensure materials are loaded out on platforms to allow for the loading bay gates to be closed at all times

We have an exciting opportunity for a Maintenance Operative to join a friendly team working from our Anglia region based at our Bury St Edmunds on a permanent contract.  This post will be maintaining plots at in the Norfolk area, so ideally be based in or around Norwich. Duties include: To carry out general maintenance and repairs to new build properties including associated carpentry, preparation, making good, and other types of internal and external works as instructed by the Customer Services Manager; To maintain appropriate and accurate records of time, duration and scope of works undertaken, together with materials and plant utilised on each project; To ensure that all works are undertaken in a safe manner, in accordance with good practice and current legislation; Requesting necessary materials and plan as required to ensure effective completion of the works, minimising waste and surplus materials wherever possible; To liaise with customers, ensuring they are kept informed on the nature and duration of works to be undertaken, making appointments where necessary and ensuring these are kept; To carry out works in a courteous and professional manner, ensuring that the reputation and standing of the association is positively promoted in all dealings; To provide a customer focused service at all times; To communicate effectively and work productively with all other staff; To undertake other related tasks that are reasonably requested by the Customer Services Manager; Observe and comply with the company policies and procedures for Health and Safety.
