We've a fantastic new opportunity of Sales Excellence Lead. This post will play a central role in shaping the experience of every customer who chooses to explore a home with us. We want our Sales teams to feel confident, capable and supported and Managers to be equipped to coach and develop them.   Reporting to our Chief Sales and Marketing Officer, the post will require frequent travel to our sites and knowledge of, or willingness to quickly learn compliance requirements of New Home Ombudsman Legislation, Building Safety Act, New Homes Quality Code and our responsibilities as a housebuilder.   Aim of the role   This role exists to bring our Sales Development Strategy to life — ensuring our teams have the confidence, skills and behaviours to deliver a warm, personable, values‑led customer journey. We have an opportunity for a Senior Quantity Surveyor to join our team at untypical, this post is for our Central region and based at our office in Solihull. It requires travel to our housing developments. About the role As part of a talented Commercial department the Senior Quantity Surveyor will support each Housing Development's commercial success. They will be required to work closely with project teams to ensure all commercial risks and opportunities are managed and reported accurately. Your main responsibilities will include: Managing the project subcontract procurement process, ensuring that buying opportunities are maximised and best value is achieved through each subcontract order. Preparation of value engineering schedules to identify opportunities to provide best value to the project throughout the detailed design and procurement process, liaising with the project design and technical team, attending design team meetings to ensure value engineering options are considered and group procurement agreements/suppliers are utilised whenever possible. Oversee subcontract account management including monthly subcontractor valuations, agreeing value of subcontractor variations, administering of contra charges and preparation and agreement of final account statements Preparation and regular review of project risk and opportunity schedules, liaising with the project team to identify and record any project risks and opportunities which could have an impact on the project costs. Production of project Cost Value Reconciliation reports on a quarterly basis for each project ensuring the accurate forecasting. Production and quarterly updates of cashflow forecasts for affordable housing revenue and construction cost. Production of subcontractor accruals. Administration of subcontractor vetting including review SMAS approval, credit checks, suitable insurance cover and CIS and bank details in collaboration with accounts. Contract administration of affordable housing contracts. Ensure third party rebate information is collated for indirect spend. Carry out regular site visits reviewing subcontract valuations and affordable housing progress/valuations including presenting site progress to the employer’s agent. Support the department to achieve a prompt positive resolution of subcontract disputes. This will include preparation of letters referencing relevant contract conditions and obligations.

We have an opportunity for a Labourer to join our team on our Foals Meadow (OX119BS) housing development on a permanent contract.  Our labourers are key to maintaining safe and tidy building sites as well as supporting the care of materials and waste.  Duties include: Ensure compound and welfare facilities are maintained Ensure all plots under construction are kept tidy by all trades Walk round plots under construction on a daily basis to ensure there are no surplus materials discarded Ensure all waste across the site is segregated and recycled following company guidelines Inspect all on-site signage including all large sale signs, plot signs, safety signs etc., and ensure that signs are always clean and in good repair Carry out all works on site as instructed by the Site Manager, and in line with company standards and procedures Take personal responsibility for Health and Safety on site and report any instances of breaches to the site manager Ensure that all protection of fixed material is carried out by the sub-contractor who fits it, in line with company procedures Ensure that protection of fixed material is maintained to the last possible moment and notify the Site Manager of anyone permanently removing or abusing the protective materials Check show home gardens and public open spaces on a weekly basis and remove any items of rubbish which may have blown onto these areas
