We have an opportunity of Senior Site Manager to join our Central Region on a permanent contract and based at Ransome Road, Northampton. The Senior Site Manager will lead the construction of a development, including all associated pre and post housebuilding works, ensuring that targets are met regarding Health and Safety, delivery to build programme, quality, customer care, and cost.  Responsibilities and Duties  Lead and support a Site Team, both during the pre-construction and construction phases Ensure service delivery meets financial targets and operates within the agreed budget Ensuring compliance on site to the company Health and Safety standards and processes, NHBC standards, building regulations and overall quality standards Undertaking company directed quality control procedures to rectify any defects so as not to incur additional cost, time delays, or reduction in the final quality Monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate Initiating and attending plot inspections with the Local Building Inspector or NHBC, taking corrective action to ensure a minimum of RI’s/BRI’s Liaising proactively with other internal departments, externals suppliers and partners to ensure the build programme is achieved Co-ordinating labour and resources on site to deliver the build programme, and to proactively schedule in trades to optimum delivery With the support of the Contracts Manager, ensure the on-site construction team is fully resourced and well-directed, with clear guidelines to their own job responsibilities, and are provided with full support in achieving these Carrying out toolbox talks or similar on-site briefings To deliver a high standard of site presentation at all times Carrying out New Home Demo with the Sales Advisor and customer(s) to give a good demonstration of the home, answering any questions, and rectifying any issues before Legal Completion Working with sales through regular meetings to ensure a smooth and controlled delivery of homes for customers Showing a good behavioural example in all aspects of health and safety, organisation, conduct, quality of work, and professionalism We're particularly interested in the following experience: Strong groundworks background, including significant experience with piling operations and substructure works. Proven ability to run and manage a fast-paced housing site, coordinating multiple trades and keeping programmes on track. Experience delivering apartment blocks as well as traditional housing, with a good understanding of multi-unit construction and sequencing. Fully up to date with current NHBC regulations and able to ensure all works are compliant throughout the build process. Strong Health & Safety knowledge, ensuring site operates to the highest standards and all RAMS, site procedures, and compliance requirements are followed. Experience managing subcontractors, groundworkers, and structural trades during early build stages through to superstructure. Ability to maintain program deadlines in a high-volume residential environment while maintaining build quality. Good communication and coordination skills when working with site teams, subcontractors, and management.

We are looking for an adoptions manager to join our friendly team in the Northern region on a fixed term contract to the end of February 2027. Duties will include; To liaise with and advise departments on Adoption and finishing works issues, interface matters and to co-ordinate information flow To co-ordinate with the internal Technical department, Consultants, Statutory Authorities, Contractors, Bond providers and Solicitors to ensure the timely receipt of Maintenance and Adoption Certificates including the management of associated Bond reductions and cancellations to an agreed program The ability to negotiate with and manage the requirements and expectations of Local and Statutory Authority Engineers, Inspectors and Representatives for all sites The ability to recognise potential problems and solve them in a speedy, efficient and cost effective manner whilst ensuring the Company procedures are followed and adhered to Provide detailed inspection briefs and relevant site information / records to allow for the timely provision of budgets / quotations from subcontractors / suppliers for associated elements of works with support from the Commercial department in assessing costs and raising orders To keep a detailed record of payments and ensure the Adoption forecast is updated monthly in line with expenditure and site changes / requirements. Work with the Finance team to produce and maintain accurate budgets / forecasts Collate information for inclusion in the Health and Safety Plan as required Co-ordinate pre-start meetings with remedial works contractors and agree site start dates in conjunction with the Construction team in accordance with an agreed programme Assist the Construction team with timely and pro-active approaches to finishing works, gain the Maintenance certification and apply for Adoption certificates, Bond reductions & cancellations to meet the program dates Provide the administrative support / back up and assistance to the Adoptions Engineer, chase requests for certification and bond reductions Attend site meetings, inspections and internal meetings / reviews as required Manage the workload of field-based Adoptions Engineer and Site Engineer Answer customer care enquiries in a positive, pro-active, polite and timely manner Providing advice, correspondence and evidence to support the company when receiving claims associated with completed works Completion of outstanding Section Agreements and Technical Approvals where necessary Assist with the timely delivery and handover of private works to Management Companies Annual review of ongoing subcontractor works, provisions and orders To manage, advise and assist the Land team with the residual land portfolio
